The Operational Environmental Risk rating on the front of the report utilises the expertise of our in‐ house team of environmental consultants who specialise in commercial property. They will assess, at desk‐top level, what they perceive to be the ongoing risk of contamination at the site. The rating will be higher for sites that are undertaking and will continue to undertake heavy industrial processes that utilise large quantities of contaminants. This risk will be low for sites where contamination risk is purely coming from the historical use of the site. It is an added benefit to know if there could be future contamination issues at the site as a result of current operations as well as those that originate from historical use.
