Coal Authority’s New CON29M

The official CON29M coal mining report from The Coal Authority which forms a staple search report for many of the transactions across our region, is changing from this Friday 5th April, 2019.

In short, the report is being enhanced to provide more clarity for both the conveyancer and their clients.

How is the Report Changing?

Following feedback from conveyancers and other property professionals, The Coal Authority are making some significant changes to the report which may be summarised as follows:

  • The new report will contain a new professional opinion delivering peace of mind to clients, insurers and lenders alike by outlining known or potential coal mining risks for a specific property
  • The Coal Authority’s statutory cover provides reassurance in the unlikely event of future subsidence damage or hazards caused by past coal workings
  • Where mining risks are identified, the report includes additional details on appropriate mine entries, future known development and advice on obtaining a coal mining risk assessment
  • A concise and handy glossary of mining terms is included, to explain key information to the homebuyer
  • The Coal Authority’s residential property insurance provides protection and reassurance for residential property owners in the event of changes to mining information
  • The new report gives direct links to access relevant interpretive follow on reports on mine entries, subsidence claims, surface hazards that have been treated by the Coal Authority and mine gas emissions
  • The new focused report means no unnecessary content, saving you time and money on printing costs
  • All answers are provided in line with the very latest Law Society guidance
