Why do I need a Home Information Pack (HIP)?
It is a legal requirement for all property owners wanting to market their property to carry out a HIP. The HIP is made up of several documents containing essential information for the buyer. The HIP must be available on the first day the property is marketed for sale.
What does the HIP contain?
Home Information Pack Index - This is an index of all the products in your Home Information Pack.Property Information Questionnaire (PIQ) - This is the questionaire the seller will have to complete. It includes questions regarding any issues affecting the property, its utilities and services and any structural changes that have been made.Energy Performance Certificate (EPC) - The EPC is a certificate giving the property an A to C energy efficieny rating. This rating also comes with an associated report that suggests improvements to make the building more efficient in its energy usage. Sale statement - This is a short form which answers questions regarding the property type and the name of the sellar. Evidence of title - This is an official copy of the register of title and the title plan. How do I get one?
All you need to do is click on order now, choose the HIP icon and fill in your details. We will then send you an email confirmation giving you your unique reference number.
What happens next?
Once we have received your order our partner PSG will call to arrange a visit for an energy assessor to come and complete your EPC (Energy Performance Certifiicate) and discuss your Property Information Questionnaire. Once the PIQ & EPC are completed, your ready to market HIP will be returned to you via email within 24 hours.
